Safer Showing Options

Below is a suggested master list of voluntary opt-in safer disease control behaviors from which the Parties -a Seller, a Buyer, and a showing REALTOR - willfully choose, or not choose, the safer contact related Options they are comfortable performing, share them with each other, and hopefully come to an accord in a Safer Showing contact during the time of this coronavirus pandemic.
Anyone, who is a Party to a possible real estate showing can initiate and share what they are willing to do for a Safer Showing: They can use the checklist below by marking the statements they offer and not answering the options they won’t offer. That is then passed to the listing and showing REALTORs, either of whom may be a Party to the Safer Showing.
If a Party to a showing does not want to mark up the checklist they can simply use it as a guide to restate or modify, in their own words, the safety measures they are willing to take.
By no means is it a complete list or a guarantee of safety. Anyone using these options is operating in good faith to the best of their abilities and no one is held liable if they become sick.

In using the Safer Showing Options proceed thru the entire checklist first:

I am a REALTOR who wants to show the property at __________________________ and I am willing to offer the following options I have checked, or modified in my own words, for a Safer Showing (see right checkboxes R.)
Whoever is addressing each box as the Seller, Buyer, or showing REALTOR means you are speaking with one voice for everybody in your respective household referred collectively as I/We and e. I.e., if you check the box to take temperature, everybody in the household will have their temperatures taken as stated below.

If the box is checked, please explain the Activity on a separate sheet and this will be shared with all parties thru the listing and showing REALTOR(s), along with any Safer Showing Options or remake, and any agreed coronavirus related Safer Showing Health Surveys.

15. ☐ ☐ ☐ has not heard; rumors, or suspect, nor have I come in contact with someone who might have covid-19.

19. ☐ ☐ ☐ will check my temperature to see that it is less than 99 degrees the day before the Safer showing contact and I will let the other parties know the results, thru the listing or showing REALTOR(s). If anyone is running a fever in my household, we will cancel the Showing.
20. ☐ ☐ ☐ will check my oxygen level with an oximeter to see that it is in my normal range the day before the Safer Showing contact and I will let the other party know the results. If anyone in my agreed sphere(s) of association has a lower than normal oxygen saturation rate, we will cancel the Showing.
21. ☐ ☐ ☐ will be signed up with smelltracker.org and take their smell test the day before a showing or take my own smell test of at least three to five different odorous samples the day before a showing. If I feel anyone in my household has lost a sense of smell I will inform the listing or showing REALTOR and we will cancel the Showing.
22. ☐ ☐ ☐ If I become infected or think I may have become infected with covid-19 in the next twenty-one days I will get tested. If I test positive, I promise to share the names of the other Parties to this Safer Showing with Grand Forks County Health Department and/or the ND Health Department, or their emissaries for contact tracing.

25. ☐ ☐ ☐ It is understood by all three Parties: The listing REALTOR and the showing REALTOR - if different, will review together and share to all involved any submitted Safer Showing Options or modifications from all Parties, plus any Activity Histories, and/or any coronavirus related Safer Showing Health Surveys the day before a Showing. They will work to resolve, or simply accept, any differences or concerns. If all parties are satisfied with the answers the Showing can proceed.
DAY OF SHOWING:
26. ☐ ☐ ☐ agrees to review my coronavirus related Safer Showing Health Survey again. I will let the other Parties know thru the listing or showing REALTOR the results. If the survey reveals anything that seems adverse, we will cancel the Showing.
27. ☐ ☐ ☐ will check my temperature again to see that it is less than 99 degrees about one hour before the Safer Showing. I will let the other parties know the results thru the listing or showing REALTOR. If I am running a fever, we will cancel the Showing.
28. ☐ ☐ ☐ will check my oxygen level with an oximeter to see that it is in my normal range about an hour before the Safer Showing contact and I will let the other party know the results. If anyone in my agreed sphere(s) of association has a lower than normal oxygen saturation rate, we will cancel the Showing.
29. ☐ ☐ ☐ will do another smell test on smelltracker.org or take my own smell test of at least three to five different odorous samples about one hour before the Safer Showing contact. I will let the other parties know the results thru the listing or showing REALTOR. If I feel I have lost a sense of smell, we will cancel the Showing.

39. ☐ ☐ Showing REALTOR will sanitize any spot with a wipe if anyone unintentionally touches anything, and the showing REALTOR will inform the Seller after the Safer Showing.
40. ☐ ☐ ☐ Buyer and showing REALTOR will do their best to be done with the Safer Showing in 15 minutes or less.
41. ☐ ☐ Showing REALTOR will shut and lock the door and will wipe the door knob, then wipe the key before returning it to the lockbox, and then wipe down the lockbox at the end of the Safer Showing..
42. ☐ ☐ Showing REALTOR will let listing REALTOR know when they are done and inform him or her of anything unusual at the Safer Showing.
